Why Concrete Slabs Sink

Foundation slabs can sink for a variety of reasons, but the main culprit usually involves water and erosion.

Potential causes of foundation settlement include:

  1. Wet soil: If you have expansive soil, like clay, too much water can make the ground soft and weak. That allows the weight of your home will to push the foundation further into the ground, causing cracks and other issues.
  2. Dry Soil: Droughts, like we sometimes see in Arkansas, can be just as damaging. The earth around the foundation can crack and shrink, weakening the support the soil provides your home.
  3. Poor Construction: Some building contractors will take shortcuts to save a buck. In the end, however, the homeowner pays the price. If the soil isn’t properly compacted, the weight of your home will compress the earth, slowly sinking into the ground.

When the soil beneath your foundation moves, it can lead to sinking and settlement. And that can cause a wide variety of problems.

Different types of soil are more prone to erosion than others. Soils with high clay content are likely to experience more movement because of how the soil handles moisture, as noted above. Homes built on this type of soil are at higher risk to experience foundation problems.

Polyjacking is the process of injecting polyurethane foam beneath the slab. As the foam is exposed to air, it moves, expands, and hardens. Polyurethane foam is a great solution for lifting sunken concrete because it actually helps add stability back into the soil, strengthening the overall structure once again. It is also minimally invasive. We drill small holes into the concrete so that we are able to inject the foam beneath the surface of the concrete. Our patented process will give the slab the precise amount of lift needed while providing a permanent solution for the settling problems as well. Once the slab has been lifted, we fill the small holes that were drilled, leaving a smooth and even surface.
