Cracks in Concrete 

Cracks in the concrete around your home or business tend to start at the surface but can quickly make their way through your concrete driveway or sidewalk.

This is also a common problem for municipalities and businesses on roads and parking lots. Concrete shrinkage and expansion due to weather, or water content in concrete can also cause cracks.

Voids or Gaps Under Concrete

Voids in the soil underneath your concrete slab can cause big settlement issues. The voids prevent the soil from having the strength to properly support the slab, leading the slab to sink, often unevenly.

We can use GPR (ground penetrating radar) to see voids beneath the concrete. If you see concrete sinking or settling there may be a void present.

Concrete Buckles

Large tree roots can grow under concrete and cause the concrete slab to buckle or split. Freezing and thawing patterns also tend to lead to buckling concrete.

This buckling can make the concrete unsightly and cause tripping hazards.

Slab Settlement

Voids aren’t the only cause of concrete settlement. Changes in weather and water levels in the soil beneath driveways and sidewalks can also cause issues. Excess water can cause the soil to expand and ultimately move concrete above it as well. Soil can also shrink when there is not enough moisture content. You’ll typically see soil shrinkage during seasons or times of drought. Because there isn’t enough moisture present, the soil can dry and crack, causing the concrete above it to sink and settle into the cracks and voids in the soil.
